We will provide you with a Residential Appraisal Review (Form 2006) which is the same review form that is utilized by our bank clients.  This review is very thorough and will clearly establish whether the real estate appraisal is acceptable or not.  Areas examined include:

  • The proper and thorough description of the subject property including a recognitions of updating, upgrades, size, and site analysis,
  • Analysis of the Cost Approach including physical, functional, and external depreciation, and verification of site value.
  • Analysis of Sales Comparison Approach including verification of all adjustments including location, site/view, quality/design, room count/size, amenities and math calculations.
  • Analysis of supporting documents including plat map, street map, floor plan, photos, and contracts.

We review the appraisals for compliance with the Uniform Standard of Professional Appraisal Practice (USPAP).  As every licensed appraiser must perform each appraisal in compliance with USPAP you will have the information needed to demand a Reconsideration of Value and correct an erroneous appraisal.
